Cleaning Rates Newtown — Three Tiers, Published Inclusions

Tier one — Essential, $30 to $36 per hour

For straightforward sites on a regular schedule: small offices and studios, retail shopfronts, professional rooms, and strata common areas in smaller blocks.

• Floors vacuumed and mopped, bins emptied and relined, recycling separated
• Bathrooms cleaned, disinfected and restocked from your supplied consumables
• Kitchen or tea point benches, sink and appliance exteriors wiped
• Desks, counters and touch points wiped with hospital-grade disinfectant
• Entry glass and door furniture cleaned; signed sheet after every visit

Tier two — Standard, $36 to $45 per hour

The tier most Newtown businesses land on. Everything in Essential, plus the detail work that keeps a busy site from slowly degrading.

• Full kitchen program — appliance interiors, fridge clear-out, dishwasher cycled, degreasing on a set frequency
• Detail dusting on a rotating schedule so shelving, skirtings, vents and high surfaces all cycle through monthly
• Internal glass, partitions and mirrors; entry matting lifted and cleaned rather than vacuumed in place
• Hospitality front of house, or childcare playroom and nappy-change protocols where applicable
• Monthly quality audit with photographs supplied to whoever signs the invoice

Tier three — Specialist, $45 to $55 per hour

For scopes that need specific equipment, documented protocols or an overnight roster.

• Clinical infection control — zoned workflow, TGA-listed disinfectants at label dwell time, end-of-shift documentation
• Licensed venue overnight work — degreasing floor treatment, machine scrubbing, cellars and back bar
• Commercial kitchen deep cleans including canopy, filters and ductwork
• Hard floor strip and seal, carpet hot-water extraction, high-level and at-height work
• Post-construction, pre-occupancy and make-good cleans, quoted as fixed projects

What the rate includes — and what it does not

Included in every tier: labour, on-site supervision, all cleaning chemicals, colour-coded microfibre, vacuums and machinery, $20M public liability and workers compensation cover, police-checked staff, and the signed sign-off sheet.

Not included, and always priced as separate visible lines: consumables such as paper, soap, sanitiser and bin liners; periodic work such as carpet extraction, strip and seal or canopy ductwork; external and at-height window cleaning; and Sunday or public holiday penalty loadings. We itemise all of these rather than folding them into a monthly figure, because a bundled number is how businesses end up paying for things twice.

Terms that are fair both ways

Minimum scheduled attendance is two hours. Agreements are month-to-month with 30 days written notice on either side — no twelve-month lock-in, because a provider who is performing does not need one. Rates are reviewed annually against the July award movement with at least 30 days written notice of any change.
